In a multi-family building the problem rarely stays in one flat. Rodents move through service risers and basements, insects pass between flats through ventilation ducts. Only a campaign covering the whole building — or the whole housing stock — works; single treatments just move the problem one floor along.

The property manager is responsible for running the campaign and for being able to document it. After every campaign we leave a report listing the properties covered, the products used and the dates. We also prepare the notice for residents, with the date, safety rules and a contact point for questions.

  • Basements, laundries and heating substations

    Warmth and little foot traffic turn technical rooms into a natural habitat for rodents throughout the winter season.

  • Bin shelters and refuse chutes

    The main food source across the whole estate. Without control at that point, any campaign inside the building has a short-lived effect.

  • Cockroaches in service risers

    They move between flats through installations. A treatment has to cover the entire riser at once, including flats with no visible signs.

  • Birds on façades and in chimneys

    Nests in ventilation openings and lofts mean contamination, parasites and blocked ducts.

Is rodent control in residential stock mandatory?

The obligation and its dates come from the cleanliness and order regulations adopted by the municipality — in most municipalities that means two campaigns a year, in spring and autumn. We check the rules for your municipality before setting a date.

Do residents have to be at home?

Not for a campaign in common areas. Access to flats is only needed for a treatment in a riser, for example against cockroaches; that date is announced in advance together with the manager.

Are the products safe for children and pets?

Rodenticides are placed only in lockable, labelled stations fixed to the ground, out of reach of children and pets. Every station is marked on the plan and checked at each inspection.

What does the manager receive after a campaign?

A report listing addresses, dates, the products used with their safety data sheets, and technical recommendations for the property.
